From illegal door widths to Soviet-era administration nightmares - these renovation mistakes cost me thousands in Poland. Watch before you renovate your investment property, or you might have to do it twice like I did
1. If you want higher ROI- do a 2pak (two micro studios) it in a new building
2. If you get an architect, have it in the contract that they are responsible to be according to the Warunki techniczny
3. Never re renovate. It drives up vacancy, and annoying, and dusty. Do it once, do it well. If you have to, then pay the tenants something. It's shamefull for me to see their personal belongings is getting dusty.
4. If you have time, talk with the administration, give your plans to them from before. From 2020, the new laws says that even changing your non bearing inside walls counts as a "przebudowa" so they count it not only as a renovation but they have more rights to fiddle with you.
5. Make sure the ventilations are fine and find solutions for this from the start.
