One of the biggest roadblocks to investing in real estate is the money it takes to buy investment properties. Buying as an owner occupant is one way to get a lower down payment, but it takes some sacrifice. https://investfourmore.com/2014/01/13...

If you want to buy an investment property you will most likely need from 20 to 25 percent down. You may be able to put less money down when flipping houses, but it will still take cash. Many people never buy an investment property because of these roadblocks. However, there is a way to buy an investment property with much less money.

When you buy as an owner occupant you can put less than 5 percent down on most deals. the catch is that you have to live in the house for at least a year in most cases. I am not suggesting you pretend to be an owner occupant as that is fraud. I am suggesting you buy a house, live in for a year, and then it can become an investment property. It takes sacrifice to pull this off but so does anything worthwhile.
