Flip House Episode 8: Adding Curb Appeal
One of the things I loved about the flip house was the classic exterior. One of the things I really loved about the flip house was how good the condition was of the classic exterior! Thankfully I don't have to do a ton to the exterior, but I did want to make some updates to help improve the CURB APPEAL. I started by removing the little additions from the previous owners like plastic lattice, safety handles, flag pole holders, wind chimes. I replaced the rotten window box with a fresh all weather one with cheerful new flowers and then I moved onto landscaping. Because this is a flip house, I need to be careful about OVER improving and things like landscaping can be super expensive and won't necessarily add to the bottom dollar. I don't love the yew bush that's in front but it's a mature lush plant and it's evergreen... if I removed it, I would be looking at thousands of dollars to replace it with something of the same size so, my compromise was to plant a small row of hydrangeas in front of the larger yew bush to bring in some seasonal color and add another layer to the front landscaping.
Next was to address the other details that felt a little dated/ drab: the porch color, the shutters and the house numbers. House numbers were easy enough to swap out, but the porch was a slightly bigger process. I started with pressure washing, lightly sanding and then scrubbing the porch. I used a brush to paint my favorite BEHR Deck Over porch paint in Harbor Gray. Because the steps up to the porch were an all weather Azek material, these couldn't be painted so I replaced them with a similar color in a similar all weather material sourced from Home Depot. The shutters and mail box came down, got pressure washed and wiped with white vinegar before getting a coat of Rust-Oleum Enamel black paint. Finally... the front door! Previous owners had painted it with something that needed to be peeled off before I could sand, prime and repaint. Insert eye roll. I replaced the storm door (with an assist from my contractor because the holes had been predrilled wrong) and the front is done! (Don't look too carefully or else you'll notice the second floor shutters still need to be painted... I'm waiting on a taller ladder to remove them, but you get the idea! :)
