The Ultimate Beginner's Guide To Investing In Real Estate In 2021
✔️Step 1: DOWN PAYMENT aka SAVE MONEY. The reality is that you can’t invest in real estate with no money down, no income, no credit…it just doesn’t happen.
✔️Step 2: BUILD YOUR CREDIT SCORE. This is one of those steps that you can do NOW.
✔️Step 3: TAX RETURNS - it means that you need income to show on your taxes; you can’t just have one great month on Shopify and then expect to use that as a down payment…lenders want to see consistent ( 2-3 years, stable income before they give you a loan.)
✔️Step 4: TALK TO A LENDER. It’s as easy as going to a few LOCAL banks, having them run your credit, giving them your tax returns, bank statements, and some other minor information…and they will give you a pre-approval amount based off those numbers.
✔️Step 5: CONTACT A REALTOR. Do your research. Find out which areas you feel are undervalued and where you feel people will be moving to, based on what your real estate agent thinks ( make sure they deal with multifamily properties )
✔️Step 6: HOUSE SHOPPING. Go and see a few places but do not draft an offer on the first house you see on the market.
✔️Step 7: MAKE OFFERS on places you feel are a good deal. Know your price, know what it’s worth, and have patience.
✔️Step 8: CLOSING COSTS. Make sure you are saving $5-10k as cushion just in case things don't go as expected. Normally, you'd expect a 1% of the house price to be your closing costs.
✔️Step 9: RENOVATIONS ( cosmetic only ). Most people ask “where do you find your contractors?!” Thumbtack.com, Yelp.com, Homeadvisor.com
✔️Step 10: TAKE PRO PHOTOS. It will play a huge role in getting your price higher ( regardless if you are doing short term rental or one year-long lease )
