The Purchase and Sale contract requires that you specify how much you’re financing and what type of loan your getting in your initial offer.
Why does it ask that?
It tells the seller a few key things about your offer.
If you’re getting a Conventional Loan, that’s fairly standard. If you’re getting an FHA or VA loan, those come with a few more hoops for everyone to jump through, including a little more stringent appraisal process.
Before we write an offer we need to be in contact with you and your lender to make sure we’re clear on what you’re putting down as a downpayment, and what kind of loan you’ll be getting.
And remember every offer needs to be accompanied by a pre-approval letter from a lender.
The best type of offer is one where the buyer, the agents and the lender are all working together and have good communication flow.
