Housing Market: The Truth Behind the Housing Shortage. We have A major MAJOR problem when it comes to the housing market. The housing market needs an additional 5.5 Million units to house the current demand for housing. This is just a a small peek inside what the real housing shortage problems are. But this wasn't just a problem caused by the pandemic, it's been a housing crisis in the making. There have not been enough homes being built in the last 40 years! Now on top the of the really high cost for materials to build homes, there are several other factors that are in play in the current housing market that were accelerated by the pandemic. So in this video we talk about the truth behind the housing shortage and what we suggest to look for and do when it comes to investing during the current housing market!

The 2021 housing market has a major problem! There is a demand for housing units in the MILLIONS, 5.5 million to be exact! So there is a major housing shortage in the current housing market. And with the housing inventory being historically low and prices for homes historically high.....what is the truth behind all of this? Well if you take a look at the data about the housing shortage in the last 10 years, we have been very slow building new homes for the housing market. Builder sentiment have been very low because the high cost of lumber and materials to actually build homes. We are seeing some of those prices reverse in the current housing market BUT is that here to stay?
So in this current housing market, it's a perfect storm of things that have been rapidly accelerated due to the events of 2020. So with all the expensive materials and the high demand for housing, builders have no choice but to value the homes they build a lot higher than normal. Which is a reason why we are not seeing the inventory of homes change at all. So with all of these problems in the 2021 housing market would be solved by builders and investors being able to build more homes and faster, why can they NOT build at the rate that could support the current demand?
Well there are several obstacles in the housing market that are preventing builders from building new homes! A big reason is that we have not seen a big population migration to states like Florida, Tennessee, North/South Carolina.....we have not yet seen the housing market stabilize in these areas, so builders are not ready to go all in and boost the housing markets in those states until the migration has stabilized.
Secondly, with the Federal Government looking to increase capital gain tax, it really does not encourage builders to want to build. With the capital gain being so high, builders will be taxed very high and really not have the motivation to add to the inventory of the housing market.
So all of these factors and the combination of the high cost of building materials, many homes are not being built to support the demand in the housing market because of these factors. Incentives for builders, we will see this market flip-flop and more people will benefit!
