Sinking & Settling Foundation Problems & Warning Signs

The new homeowner wanted a foundation inspection, and check a few things out about his foundation problems here at his home. The control joints are opening up just a little bit here, so I'm gonna look up high and see if we have any damage, and we do on this drywall joint right here. There's another fracture here in the ceiling, it's not necessarily a bad tape job, it's because the stress of the foundation moving down on this side, and over here on this side slightly. Causing the stress from up above to pull apart and causing this joint to open up.

Painted circles locations here on the floor, are of someone taking elevation shots, and there's another circle here another elevation another elevation so forth and so on. Large heave crack fracture, heaving up right here in the middle, and is approximately 1.5” at the highest extremes from that benchmark elevation. That elevation shot there and over here, where this fracture is going down, and that's definitely an inch and a half area from this location to that location. This floor has to be ground a huge amount floor grinding to get rid of this elevation here. It's all caused by the “water saturation” “foundation settlement” over here on this side. This parapet wall, flat roof and the gutters, are coming off impacting the soil. In Arizona, our foundations are only usually 24 inches from top the floor to bottom of support footing. When we come over here, the soil types not really helping either it's allowing more moisture to penetrate a little deeper so the rainwater is coming off here affecting. This is affecting, from this side of the fireplace in this corner sinking down slightly same thing on the other the fireplace. This whole side of the home here is sinking affected and causing a heave crack and fracture on the interior floor. Evidence is suggesting over here in this area. Stress fracture here, that could be telling us, that there's a little bit of movement down here. I will find a fracture on the interior floor over here, which there is. We'll go inside in a minute and there's a vertical fracture back there there's another one behind this rock right here, and that's a vertical as well.

By inviting water next to a shallow foundation causes settlment, it's Arizona and is a arid zone, it hardly ever rains in Arizona, hardly anybody has rain gutter. When you invite water next to a shallow footing that's no more than 24 inches tall, from interior floor to the bottom of the soil, the soil moisture content reaches a high enough level it can no longer hold the vertical pressure being applied, causing stress on the roof, floor cracks, cracks coming off doorways, windows,and thresholds. These are the weakest point of walls.

Going inside this room here, and there's the crack that was on the outside of the foundation which I just showed you, and this crack continues right in through the floor. It indicates that this side if you straddle this crack, this side of the crack is higher than this side, and 70 percent of time is an indication that the floor is heaving this way. If the fracture on the outside as evidence as well from this side going to that corner of the home is going down slightly. Causing this interior floor to heave.........
