As a beginner investing in real estate, the Brrrr strategy is a great way to build wealth. I'm going to walk you through the pitfalls and basics of the Brrrr method which we used to close on 150 units for our real estate portfolio in just the past two years.

While I am a huge fan of wholesaling and flipping houses I view these deals as our monthly cash flow or income. I treat our buy & hold portfolio like a real estate 401k.

A lot of beginners start out wholesaling (like I did) or flipping to build up their liquidity. As a budding real estate investor, I want to shift your focus towards becoming a buy and hold investor.

Wholesaling and flipping houses is a largely transactional business model which is highly taxed. When you transition from primarily wholesaling to holding rental properties you really unlock the wealth building potential of real estate investing.

Things like depreciation, cash out refinances, equity pay down, and more all start to snowball for you.

Around my office we "Keep the best and wholesale the rest!". The #1 way we acquire new rental properties is through the Brrrr method.

The Brrrr strategy is an acronym used to describe the process of Buy, Rehab, Rent, Refinance, and repeat.

If you're a beginner in real estate investing adding the Brrrr strategy to your toolbox is a great idea.

As with all things in real estate... It starts with getting a really good deal.
