Often times, cap rate is simply dismissed as a "rate of return". But, it's a LOT more than just the return you'd get on a given purchase price. Often times, the Cap rate is also driven by the market condition, condition of the property, the neighborhood, demographics, employment and other outside variables that gauge the risk and the amount of management it requires to run the multifamily property.
